Please read these Terms of Service carefully before using the Palladium Investments website or services. By accessing our Site or submitting an investor application, you agree to be bound by these Terms.

Acceptance of Terms

These Terms of Service (“Terms”) constitute a legally binding agreement between you (“User,” “Investor,” or “you”) and Palladium Investments, Inc. (“Palladium,” “we,” “us,” or “our”), governing your access to and use of our website located at palladiuminvestments.com(the “Site”) and all related services (collectively, the “Services”).

By accessing or using the Site, submitting an investor account application, or engaging with any of our Services, you confirm that you have read, understood, and agree to be bound by these Terms and our Privacy Policy, which is incorporated herein by reference.

If you do not agree with any part of these Terms, you must not use our Site or Services.

Description of Services

Palladium Investments, Inc. is a licensed wholesale real estate company that sources and markets off-market investment properties to qualified real estate investors across Florida and Georgia. Our Services include:

  • Sourcing and presenting off-market real estate investment opportunities
  • Providing property information, inspection reports, and underwriting data to registered investors
  • Facilitating the assignment or sale of real estate contracts between sellers and investors
  • Connecting investors with dedicated disposition managers for personalized support
  • Sending property listings and market updates to registered investors via email and phone

We reserve the right to modify, suspend, or discontinue any aspect of our Services at any time with or without notice.

Eligibility

To use our Services, you must:

  • Be at least 18 years of age
  • Have the legal capacity to enter into binding contracts in your jurisdiction
  • Not be prohibited by any applicable law from purchasing real estate or engaging in real estate investment activities
  • Provide accurate, complete, and truthful information when registering or communicating with us

By using our Services, you represent and warrant that you meet all of the above eligibility requirements. If you are registering on behalf of a legal entity (LLC, corporation, trust, etc.), you represent that you have the authority to bind that entity to these Terms.

Investor Account & Registration

To receive property opportunities and access our full Services, you must complete our investor registration form. By submitting this form, you agree that:

  • All information you provide is accurate, current, and complete
  • You will promptly update your information if it changes
  • You consent to being contacted by Palladium Investments via phone and email regarding your account and available properties
  • You authorize Palladium Investments to create and maintain a profile for you in our CRM system (Salesforce)

We reserve the right to refuse, suspend, or terminate any investor account at our sole discretion, including if we believe the information provided is inaccurate, if you violate these Terms, or if we determine that the account is being used for fraudulent purposes.

No Financial or Legal Advice

Nothing on our Site or in our communications constitutes financial, investment, legal, or tax advice. All property information is provided for informational purposes only.

Palladium Investments, Inc. is a real estate wholesaler, not a registered investment advisor, broker-dealer, financial planner, or attorney. Any information, data, property analyses, After Repair Value (ARV) estimates, or repair cost estimates we provide are offered as general information only and should not be relied upon as professional advice.

Before making any investment decision, you should conduct your own independent due diligence and consult with qualified professionals, including a licensed real estate agent, attorney, accountant, or financial advisor. You are solely responsible for evaluating the merits and risks of any investment opportunity presented by Palladium Investments.

Property Information & Accuracy

We make reasonable efforts to ensure that property information, including square footage, bedroom/bathroom counts, price, condition descriptions, ARV estimates, and inspection reports, is accurate at the time of presentation. However:

  • All property information is provided “as is” without warranty of accuracy or completeness
  • ARV estimates and repair cost estimates are based on available market data and our team's experience, but are not guarantees of future value or actual renovation costs
  • Inspection reports, where provided, reflect the findings of third-party inspectors and do not constitute a warranty on the condition of the property
  • Property details may change between the time of presentation and closing
  • We strongly encourage all investors to conduct independent inspections and due diligence prior to purchase

Palladium Investments is not responsible for errors or omissions in property information provided by sellers, third-party inspectors, or data providers.

Real Estate Transactions

First Come, First Served

All properties are offered on a first come, first served basis. A property is considered reserved only when a signed purchase contract and the required earnest money deposit (escrow) have been received by Palladium Investments. Verbal commitments, expressions of interest, or form submissions do not constitute a reservation or purchase agreement.

Purchase Contracts

All real estate transactions facilitated through Palladium Investments are governed by the terms of the individual purchase and sale agreement or assignment agreement executed between the parties. These Terms of Service do not supersede or modify the terms of any individual property contract.

Due Diligence

Investors are solely responsible for conducting their own due diligence on any property prior to signing a contract or submitting earnest money. This includes, but is not limited to, independent property inspections, title searches, zoning verification, rental income analysis, and assessment of renovation costs.

Earnest Money & Deposits

Earnest money and deposit policies are governed by the individual purchase contract for each property. Palladium Investments is not responsible for the release, forfeiture, or disputes related to earnest money or escrow deposits. Investors should review all contract terms carefully before submitting any deposits.

Closing

Closings are coordinated through licensed title companies or closing attorneys. Palladium Investments does not act as a title agent or escrow holder and is not responsible for delays, issues, or disputes arising at or after closing.

Fees & No Hidden Costs

There are no fees to create an investor account or receive property listings from Palladium Investments. Our compensation is built into the wholesale price of each property transaction — we do not charge investors any separate membership fees, access fees, or subscription fees.

Individual property transactions may be subject to standard real estate transaction costs, including but not limited to title insurance, closing costs, recording fees, and applicable taxes. These costs are the responsibility of the purchasing investor unless otherwise specified in the individual purchase contract.

User Conduct

By using our Site and Services, you agree that you will not:

  • Provide false, misleading, or fraudulent information at any time
  • Use our Services for any unlawful purpose or in violation of any applicable laws or regulations
  • Attempt to gain unauthorized access to any part of our Site, our systems, or our data
  • Interfere with or disrupt the operation of our Site or servers
  • Use automated tools, bots, or scrapers to access or collect data from our Site without our written permission
  • Resell, redistribute, or commercially exploit any property information or materials obtained through our Services without our written consent
  • Harass, threaten, or abuse any Palladium Investments employee, agent, or representative
  • Submit frivolous contracts, false escrow submissions, or engage in bad-faith property reservations

We reserve the right to terminate your access to our Services immediately and without notice if you violate any of the above.

Intellectual Property

All content on the Site, including but not limited to text, graphics, logos, images, property listings, data, software, and the overall design and compilation of the Site (the “Content”), is the property of Palladium Investments, Inc. or its content suppliers and is protected by applicable United States and international copyright, trademark, and other intellectual property laws.

You are granted a limited, non-exclusive, non-transferable, revocable license to access and use the Site and its Content solely for your personal, non-commercial use in evaluating investment opportunities through Palladium Investments. You may not:

  • Copy, reproduce, distribute, or create derivative works from any Content without our express written permission
  • Use the Palladium Investments name, logo, or trademarks without our prior written consent
  • Frame or mirror any part of the Site without our written authorization

Third-Party Services

Our Site and Services may integrate with or link to third-party platforms and services, including Salesforce (CRM), Google Analytics, Meta Ads, and others. Your use of those third-party services is governed by their respective terms and privacy policies. Palladium Investments is not responsible for the content, availability, or practices of any third-party services.

Disclaimers

Our Site and Services are provided on an “as is” and “as available” basis without warranties of any kind, either express or implied.

To the fullest extent permitted by applicable law, Palladium Investments, Inc. expressly disclaims all warranties, express or implied, including but not limited to:

  • Implied warranties of merchantability, fitness for a particular purpose, and non-infringement
  • Any warranty that the Site will be uninterrupted, error-free, or free of viruses or other harmful components
  • Any warranty regarding the accuracy, reliability, completeness, or timeliness of any property information, ARV estimates, or market data
  • Any warranty that any investment opportunity will be profitable or meet your investment objectives

Real estate investment involves significant risk, including the possible loss of principal. Past results achieved by Palladium Investments or its investors are not a guarantee of future performance.

Limitation of Liability

To the maximum extent permitted by applicable law, Palladium Investments, Inc., its officers, directors, employees, agents, and affiliates shall not be liable for any indirect, incidental, special, consequential, punitive, or exemplary damages, including but not limited to:

  • Loss of profits, revenue, or investment returns
  • Loss of data or business opportunities
  • Property damage or financial loss arising from any real estate transaction
  • Errors or omissions in property information or ARV estimates
  • Any unauthorized access to or use of our servers or personal information stored therein

In no event shall our total liability to you for all claims arising from or relating to your use of our Services exceed the greater of (a) the total fees paid by you to Palladium Investments in the twelve months preceding the claim, or (b) one hundred dollars ($100.00).

Some jurisdictions do not allow the exclusion or limitation of certain damages, so the above limitations may not apply to you.

Indemnification

You agree to defend, indemnify, and hold harmless Palladium Investments, Inc. and its officers, directors, employees, agents, licensors, and service providers from and against any claims, liabilities, damages, judgments, awards, losses, costs, expenses, or fees (including reasonable attorneys' fees) arising out of or relating to:

  • Your violation of these Terms
  • Your use of the Site or Services
  • Your violation of any applicable laws or regulations
  • Any real estate transaction you enter into based on information obtained through our Services
  • Any false or misleading information you provide to us

Governing Law & Dispute Resolution

Governing Law

These Terms and any disputes arising out of or relating to them shall be governed by and construed in accordance with the laws of the State of Florida, without regard to its conflict of law principles.

Dispute Resolution

Before initiating any formal legal proceedings, you agree to first contact us at info@palladiuminvestments.com to attempt to resolve the dispute informally. We will make good-faith efforts to resolve any dispute within 30 days.

Jurisdiction

If a dispute cannot be resolved informally, you agree that any legal action or proceeding arising from or relating to these Terms shall be brought exclusively in the state or federal courts located in Palm Beach County, Florida. You consent to the personal jurisdiction of those courts and waive any objection to venue.

Waiver of Class Action

You agree that any dispute resolution proceedings will be conducted only on an individual basis and not in a class, consolidated, or representative action. You waive your right to participate in a class action lawsuit or class-wide arbitration.

Termination

We reserve the right to suspend or terminate your access to the Site and Services at any time and for any reason, including if we believe you have violated these Terms, provided false information, or engaged in conduct harmful to Palladium Investments or other users.

You may terminate your account at any time by contacting us at info@palladiuminvestments.com and requesting account deletion. Upon termination, your right to use our Services immediately ceases. Sections of these Terms that by their nature should survive termination will continue to apply, including Sections 5, 10, 12, 13, 14, and 15.

Changes to These Terms

We reserve the right to modify these Terms at any time. When we make material changes, we will update the “Last updated” date at the top of this page. Your continued use of our Site or Services after any changes take effect constitutes your acceptance of the revised Terms.

We encourage you to review these Terms periodically. If you do not agree with the updated Terms, you must stop using our Site and Services.
